Focusing on spaces like closets and cabinets will probably get the best results since buyers don't like to see those jam-packed full of stuff. You can take it slow and go room by room and either pack up some of the personal items you'd like to keep or give away the extras you no longer want.


Since some of the top home design trends of 2025 around homes with bold colors and tons of character, I'd advise going against doing what used to be the norm – which was taking down every single decoration and painting the home beige in hopes of creating a &quot;blank slate.&quot; Unless your home is decorated in a way that might be really off-putting to home buyers, you can leave a lot of the decorations up. If you aren't sure of what to leave as is and what to take down, ask your Realtor, who will give you their expert opinion.





2. Take care of those small home repairs you've been putting off



You know that leaky faucet in the bathroom or the broken tiles in the entry way? Now is the time to finally fix them. Even though you have lived with them for months - or maybe even years - those little things can make a buyer either not make an offer on a home or offer less than you're asking because they fear the house is in poor condition.


 It's a really good idea to take a walk through your home's interior and exterior and make a list of things that need to be repaired. Depending on how many things end up on that list, dedicate a couple of hours each weekend to fixing them.  If your list is really long and there's no way you can complete all the tasks, reach out to your Realtor – they'll give their advice on which repairs to prioritize and which you might be able to get away with skipping.




       Don't skip the regular home maintenance if you want to sell your home in 2025




On top of those repairs you need to make, it's important to continue with your regular home maintenance. This is especially true if you're selling a home that a first-time home-buyer would likely purchase.  Many first-time home buyers worry that taking care of a home is too expensive and too time-consuming, and you need your home to be in tip-top shape to appeal to them. So, staying on top of things like changing your air filters and cleaning the baseboards will go a long way when it's time to put your house on the market for sale.




       Get a head start on some of the paperwork




If you want to sell your home in 2025 and want to avoid some stress, gather up some of the paperwork before things start getting hectic. For example, you can get your mortgage details, like your remaining balance, payoff amount, and lender contacts. You could look up the HOA transfer paperwork so the rules, fees, and transfer process won't cause surprises - because sometimes those details can make or break a deal. It would also be nice if you could round up your utility bills to give future home buyers an idea of how much they can expect to spend each month.


You can also get started on the Seller's Property Disclosure.  You will be required to hand this document to the buyer during the inspection period. Since this document is quite thorough, asking for information on pretty much everything in your house, it's a good idea to start on it now when you can take the time to think over the answers instead of rushing through it once your house hits the market.  You'll need to disclose things like roof leaks, the age of appliances, and anything else that might be important to a home buyer. This document is incredibly important, so rushing through it and leaving something out could lead to big trouble.

River of Lights at ABQ BioPark Botanic Garden


The River of Lights is one of Albuquerque's most popular holiday traditions and the largest walk-through light display in New Mexico. Held at the ABQ BioPark Botanic Garden, this event features millions – yes, millions - of twinkling lights, incredible hand-welded sculptures, and over 700 fun and festive displays.


While you're taking a stroll through the 1.6-mile path of lights, you can sip hot cocoa, take a ride on a holiday-themed train ride, and take in the magic of the season. This event gets crowded, so if you want to avoid fighting the crowds, weekdays are the best time to visit. Weekends book up quickly, so buying tickets in advance is a good idea.





Twinkle Light Parade


If you're looking for a free holiday event, this is for you Bring the whole family out to Nob Hill for a festive parade featuring floats, marching bands, and vehicles decked out in Christmas décor. So, bundle up and grab a spot along Central Ave. in Nob Hill from Washington Blvd. to Girard Blvd to watch this fun community event.





 Old Town Holiday Stroll


Get some shopping done while getting in the Christmas spirit at the Old Town Holiday Stroll. The family-friendly event starts with lighting a 30-foot sequoia replica tree that will remain lit throughout the holiday season. Local shops will stay open late so you can check off your list with unique gifts and treats you'll only find in Albuquerque.


Entertainment starts at 5 p.m. and includes the ABQ Girl Choir, The Good Apples, and Baila Baila and the Mountain View Mennonite Choir, and Mariachis. You can also treat yourself to one of the many restaurants and bars and get free admission to the New Mexico Museum of Natural History &amp; Science.





New Mexico Ballet Company's &quot;The Nutcracker&quot;

Luminaria Tour

Marketing Your Home for Sale – How Much Is Too Much?



As the real estate market continues to shift to one where buyers have more of the upper hand, the way you market your home for sale has become more important than ever. Years ago, your Realtor could snap a few pictures with their phone or digital camera, but now that house hunters expect tons of clear, detailed images, we Realtors have had to step it up.


Professional listing photographs have become pretty standard in the last decade in most real estate markets. But now, with technology advancing, new tools are being introduced to home buyers and sellers.  While some of them seem like great ideas, others could get you and your Realtor into some trouble. Let’s take a look at some of the marketing tools available for home sellers.



Professional Photography


High-quality images that accurately showcase your home are an absolute must.  Since most home shoppers start their home search online, these images are the most important piece of marketing.  Bottom line - if your pictures aren’t good, people won’t come to look at your house in person.


Your Realtor should have a trusted photographer who helps them with all of their listing images, so you shouldn’t need to find one on your own.  However, it’s a good idea to let your Realtor know which features of the home are your favorite; that way, they can let the photographer know to really focus on those spots since there’s a good chance the next buyer of your home will love them too.  You should also make sure they’re aware of any special upgrades, no matter how small, you made so that those can be featured.


AI Enhanced Images


AI is something else I think it was designed to make our lives easier, but the way it’s being used these days, it’s hard to tell Some Realtors have started using AI to enhance their listing photos and get more attention online.  They can be used to do things like remove clutter or clean up a messy yard if the photos are taken before the house is 100 ready to hit the market. While I think it could be a great idea, it needs to be done in a way that doesn’t change the way the house actually looks or else the buyer could regret buying their home.


The National Association of Realtors agrees—here is what they have to say about AI-enhanced images: “Agents should take care not to misrepresent a property and should ensure that potential buyers fully understand how photos that are generated using AI have been enhanced.” So, it kind of leaves some gray area – maybe just adding a disclosure that photos are AI-enhanced will protect you in the event that you make major changes to photos. Even doing something as seemingly innocent as removing a stain from a carpet or ceiling could equal big trouble for everyone involved. So, if your Realtor and photographer suggest using AI enhancement, make sure to do it in a responsible way.


3D Virtual Tours


Another great tool home sellers could use to market their homes is a 3D virtual tour. This is especially helpful in homes that are on the larger side or that have unique floorplans. Plus, nearly half of recent homeowners made an offer on their house before seeing it in person, a 3D walkthrough will make that process easier and is another great tool for marketing your home for sale.



Virtual Staging


Home staging is a great way to make your home more marketable.  It’s when you rent furniture and home decorations to dress up your home and appeal to buyers.  Think of it like turning your home into a model home. However, now that so much of the real estate search and buying process is done online, physical furniture may not be necessary.  Instead, many home sellers are using virtual staging.


Virtual Staging AI is one example of websites and apps offering generative AI services that real estate professionals can use to highlight and market properties. The AI algorithm can scan a photo and add elements such as furniture, lighting fixtures, and landscaping. Something that could also be done is that it can show potential buyers how the house could look if it were decorated in different styles. For example, If the potential buyer is set on a white kitchen, but yours has dark wood and laminate counters, virtual staging could create an image of the kitchen designed the way the buyer wants it so they can see the potential. Again, I think if this tool is used and disclosed in a way that is not deceptive, it is a great tool for home sellers.
